You have been looking through the newspapers, internet, and jotting down a few listings that may be of interest. But you are only beginning , then you notice the “Open House” notices on some of the listings you wrote down.
You decide to visit a few. How do you prepare for it ?
Remeber, you’ll be doing this without a member of the Northumberland Home Values Group with you. Which can be fun.
How to avoid a pestering Northumberland Realtor
BE SURE TO REQUEST A PACKAGE OF REALTOR REPELLENT – you’ll be glad you did.
First check out the location, is it in a part of Northumberland you would like to live in ? Is it in town or out in the suburbs? Remeber, in real estate you can change colors, you can re-purpose rooms, you can even make homes BIGGER. But you can’t lift one up and move it from Cobourg to Port Hope or Colborne to Grafton.
Is the house close to schools and transportation, restaurants and parks?
After you have eliminated a few, start mapping your route, check start times and end times and begin with the earliest . You can see a lot of homes in one afternoon if you plan it right.
With a chart, pen, measuring tape and your camera, ( some will let you take photos, just ask first) you set out on your mission.
Northumberland Real Estate from the outside
You drive up to the first property you have selected, what do you see? Is it the right neighborhood, nice street, pride of ownership? How is the curb appeal, is the house all brick, vinyl sided or aluminum, what color scheme, how do the windows look from the outside? Is there an attached or detached garage?
Make a note of it in your book, because after looking at few more, you may not remember which house had what.
Entering A Northumberland Open House
Walk through the front door and get the first impression of the house. Right away – pass one our “REPELLENT cards to the agent who is holding the Open House. They’ll treat you with respect but not pester you with a million questions. Now … is the home bright and spacious? Look at floor coverings, walk through into the rest of the house, how is the flow?
Check the kitchen, and bathrooms…. Do they need to be updated? That could be costly. How are the windows, are they vinyl or wood, are there signs of damage from condensation? Do they need replacing? Costs could add up.
Next, check the mechanical components of the house.. What kind of heating? That’s very important, as some forms of heating are more expensive than others. Is there air conditioning in the home? How does the basement feel? Dry or damp?
Be aware of strong scents from cleaning solutions, is the homeowner trying to cover up a nasty smell?
Now on to the next one! Repeat!
