Real Estate Buyers Last Week
But the last week there still may be things you need to tend to.
If you are getting a mortgage, you need to satisfy any special requirements needed by your lender(eg. Proof of income, proof of cash down payment, payment of other debt obligations, if required by the mortgage lender, etc.) in order to avoid last minute financing problems on closing day. In January of 2018 the banking rules changed significantly and as we move into spring we are seeing some things we’ve never seen before – so buckle up!!
You also need to call your lawyer’s office and arrange a time to come in and sign the final documents.
The appointment will be arranged for a few days prior to closing. You will need to bring photo identification and certified. cheque, which will include the remainder of your down payment, lawyer’s fees and land transfer tax, subject to adjustments- unless the funds are coming from another place, or you are doing a “zero down”-type of mortgage.The lawyer will specify the total amount owing before your appointment.
Make sure the funds are ready in your chequing account.
