Sorry for the briefness of this report, I’m visiting my children in BC with limited resources  -but I know we have members of our community that are close to making a change so I wanted to get this report out as soon as it was available.  If there are any questions just let us know. 

 

As we wind down form summer here in Northumberland, we traditionally see a slow down in both homes coming on the market and the number of homes selling.  Cobourg, Port Hope – really all of Northumberland County enjoys the busiest real estate market in the late spring and early summer.  That’s when we see the greatest number of homes selling – and also  the greatest number of homes available.

 

After that typical peak both supply and demand for homes, properties , really all real estate will start to tail off towards the end of the year.

 

This year that trend continues – in fact it’s been  following classic trending lines  all year.  The BIG difference this number of homes available for sale.  We just don’t have the inventory.  In that shortage of homes to sell, even though the demand is about the same, we are seeing prices go up (at times), and the time it takes to find a buyer going down ( at times).

 

The challenge is which properties are going to be in higher demand and should be expected to sell for faster and for more than maybe the market would indicate.

 

The answer is  NO ONE KNOWS FOR SURE !!

 

So at Northumberland Home Values we’ve been working all year to develop strategies that will ensure that every seller takes the greatest advantage of the market that they can.

To be sure that every qualified buyer has a fair and equal opportunity to fully examine every opportunity.
